This is the release log for Clovelle of Woodlands: what has been published, by whom, and when.
It exists so you can tell the difference between a development that has genuinely moved and a

Clovelle of Woodlands Release Log
- 9 Sep 2026 — Site published with verified parcel facts,
executive condominium eligibility rules current to September 2026, and three financing
calculators built for the executive condominium framework rather than the private-condominium
one. See project details and the

- 24 Aug 2026 — HDB raised the executive condominium household income ceiling from S$16,000
to S$18,000, applying to developments whose land tender closed on or after that date. This
parcel closed tender in January 2026 and remains at S$16,000.
- 8 May 2026 — The Ministry of National Development announced the extension of the executive
condominium Minimum Occupation Period to ten years with full privatisation at fifteen, the
removal of the Deferred Payment Scheme, and a 90% first-timer quota, for land tenders
closing on or after that date. This parcel is not affected and keeps the five-year framework
described on the payment scheme page.
- 20 Jan 2026 — HDB awarded the site to Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd at S$484,000,000. Developer

- 13 Jan 2026 — Tender closed with three bids. The winning bid of about S$794 per square foot
per plot ratio set a record for executive condominium land, ahead of S$482.1 million from a
Qingjian Realty-led joint venture and S$463.5 million from Intrepid Investments and TID.
- 16 Oct 2025 — Parcel launched for tender under the Confirmed List of the 2H2025 Government
Land Sales programme.
What the Developer Has Confirmed
To date: the identity of the tenderers, the land price, the tenure, the site area, the maximum
gross floor area and the plot ratio — all of it through the HDB tender record rather than through
a developer announcement. Sim Lian Group has issued no project material of its own for this parcel.
