Clovelle of Woodlands EC Affordability Calculator

Executive condominium affordability is not calculated the way a private condominium is, and buyers who use a private-condo calculator almost always overestimate what they can borrow for Clovelle of Woodlands. Two ceilings apply at once. The Mortgage Servicing Ratio caps the mortgage instalment alone at 30% of gross monthly household income. The Total Debt Servicing Ratio caps every monthly debt obligation together at 55%. For most households the MSR is the tighter of the two and is the one that actually decides the answer — the housing loan page sets out both frameworks in full.

This calculator applies both caps, takes the lower, and tells you which one bound. It also runs the two eligibility tests specific to this parcel: the S$16,000 household income ceiling, and your CPF Housing Grant tier.

Why MSR, Not TDSR, Usually Decides Your Clovelle of Woodlands Budget

Thirty per cent of income is a much lower bar than fifty-five, so the MSR binds first in the ordinary case. The exception is a household carrying heavy non-housing debt: a car loan and a personal loan together can push the TDSR ceiling below the MSR ceiling, at which point the other debts start costing you loan quantum. The calculator flags which cap applied, so you can see whether clearing a car loan would actually change the answer or not.

Tenure is the other lever. Banks run tenure to age 65 on the income-weighted average age of the borrowers, so pairing a younger, higher-earning applicant with an older one stretches the permitted tenure and lifts the quantum. Tenure beyond 30 years is available up to 35, but it drops the loan-to-value ceiling from 75% to 55% — which almost always costs more than the longer tenure gains.

The Two Eligibility Tests Behind the Clovelle of Woodlands Numbers

The income ceiling for this development is S$16,000. The higher S$18,000 ceiling announced in August 2026 attaches to the land rather than to the buyer, and applies only where the land tender closed on or after 24 August 2026. The Woodlands Drive 17 tender closed on 13 January 2026, so this parcel stays at S$16,000 for its whole sales life. The eligibility guide works through the family nucleus and property-ownership conditions that sit alongside it.

The CPF Housing Grant is separate and stops earlier: it tapers out above S$12,000 of average gross monthly household income, so a household can be comfortably eligible to buy and still receive nothing. Second-timer households also carry a fixed S$55,000 resale levy on a new EC bought from a developer. Both are modelled above.

Once you know your ceiling, model the cash timing on the progressive payment calculator and the duty on the stamp duty calculator, then register for the preview and we will arrange an In-Principle Approval with a banker before booking day.
