An executive condominium bought from a developer is paid for in stages as the building goes up, not in one lump on completion. The price shown defaults to a round $1,500,000 purely so the table has something to calculate. It is an illustration and bears no relation to Clovelle of Woodlands pricing, which has not been released. Instalments amortise the cumulative disbursement over the full term. The 5% booking fee is strictly cash. Both duties fall due within 14 days of exercising the Option. The grant reaches your CPF Ordinary Account and reduces the loan or the price, not the cash booking fee. Rates per IRAS and MAS as at September 2026.
The shape matters more than the total. Cash and CPF cover the downpayment your loan-to-value tier leaves you, and only then does the bank begin disbursing — so instalments start small and climb across a build that typically runs three to four years to Temporary Occupation Permit. On a 30% cumulative foundation stage with a 25% downpayment already paid, the first disbursement is a sliver of the loan and the first instalment reflects that.
Upgraders see the sharpest difference. At 45% loan-to-value the upfront requirement more than doubles, which is why households holding an existing housing loan usually sequence the sale of their flat before exercising the Option. The staged percentages above are the statutory schedule under the Housing Developers Rules and do not vary by project. What is not yet known is the construction programme they attach to, because Clovelle’s completion date has not been published.
