Clovelle of Woodlands is a 99-year leasehold executive condominium planned for the second Woodlands Drive 17 land parcel in District 25. The parcel was launched for tender on 16 October 2025 under the Confirmed List of the 2H2025 Government Land Sales programme and drew three bids at close on 13 January 2026. Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd submitted the highest at S$484 million, about S$794 per square foot per plot ratio — a record rate for executive condominium land, narrowly ahead of a joint venture of Qingjian Realty, Forsea Holdings and Jianan Realty Investments at S$482.1 million, with a joint venture between Intrepid Investments and TID third at S$463.5 million.
The narrowness of that spread is the useful signal. Three experienced developers priced the same site within about 4% of each other, which suggests a shared reading of what Woodlands supports rather than one bidder reaching. Unit mix, unit sizes, floor plans, block heights, the facilities deck, the site layout, the showflat programme, pricing and the completion date all sit with the developer and none has been published. Where other sites show a bedroom table with sizes, they are inferring from comparable developments. That inference is often roughly right and occasionally badly wrong, and there is no way to tell which from the outside, so this site does not publish it.
