What the Clovelle of Woodlands Parcel Allows

The site runs to 26,979.9 square metres — about 290,409 square feet, or 2.69 hectares — with a maximum gross floor area of 56,658 square metres at a plot ratio of 2.1. HDB's estimated yield is about 560 homes. Those three numbers between them set the envelope: a 2.1 plot ratio on a site of this size implies mid-rise blocks rather than towers, arranged with substantial space between them, which is the typical form for a suburban executive condominium.

At around 560 homes the development is large enough to carry a full facilities programme. Executive condominiums at this scale generally provide a 50-metre lap pool alongside a family pool and children's water play, a clubhouse with a gymnasium and function rooms, tennis or multi-purpose courts, barbecue pavilions, and landscaped garden zones with play areas. None of that is confirmed for this development, and the actual deck will be whatever the developer submits and builds.

Reading a Site Plan When It Arrives

Three things repay attention on the day the plan is published. Where the pool sits relative to the blocks, because the units facing it are the ones that command a premium and the ones that hear the most noise. Where the drop-off and car park entry sit, because that determines which stacks get traffic movement below them. And which boundary the development presents to Woodlands Drive 17, since the road frontage stacks and the internal-facing stacks are different products at different prices.
