Two executive condominium parcels sit on Woodlands Drive 17, tendered five months apart and developed by different companies. They are separate developments on separate sites, and the differences between them are worth understanding rather than blurring — a household comparing them is comparing two real alternatives, not two names for one thing.
The first parcel was awarded to City Developments in August 2025 at about S$782 per square foot per plot ratio, a record for executive condominium land at the time, from five bids. That development is marketed as Wynwood Grand.
The second and larger parcel — the one behind Clovelle of Woodlands — closed tender on 13 January 2026 and was awarded to Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd on 20 January at S$484 million, about S$794 per square foot per plot ratio. It runs to 26,979.9 square metres with an estimated yield of about 560 homes, against the smaller first parcel.
What does not differ is the regulatory framework. Both parcels were tendered before 8 May 2026, so both keep the five-year Minimum Occupation Period and ten-year privatisation, and both closed tender before 24 August 2026, so both sit on the S$16,000 income ceiling. On that axis they are equivalent.
Roughly a thousand executive condominium homes will complete on one street within a similar window. That is good for the neighbourhood's amenity provision and less good for resale liquidity when both developments reach the end of their occupation periods at similar times and compete for the same restricted buyer pool. It is a genuine consideration and we would rather say it than leave it out. Our investment piece weighs it alongside the other arguments.
Beyond Woodlands, executive condominium sites at Senja Close, Sembawang Road and Miltonia Close were also tendered before the May 2026 cutoff and keep the earlier framework. Sites tendered afterwards — Canberra Drive among them — carry the ten-year occupation period and fifteen-year privatisation instead.
