Clovelle: Tender to Today

Every new development has a paper trail before it has a showflat. For Clovelle of Woodlands, the public record runs from a tender notice in October 2025 to an award in January 2026, and each date explains something about the site. This is the sequence, in order.

16 October 2025: the tender for Clovelle of Woodlands opens

The second Woodlands Drive 17 parcel was launched for tender on 16 October 2025, on the Confirmed List of the second-half 2025 Government Land Sales programme. A site on the Confirmed List goes to tender at a scheduled time rather than waiting for a developer to trigger it, which gives the market a fixed date to plan around. The notice also named the parcel's use from the outset: homes of the Executive Condominium type, for owner-occupiers. The parcel is zoned for an Executive Condominium, with a 99-year leasehold, and it sits in the Woodlands South subzone of District 25.

13 January 2026: bids close for Clovelle of Woodlands

The tender closed on 13 January 2026 with three bids. Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd, the two companies of Sim Lian Group, submitted the highest. The site measures 26,979.9 square metres at a plot ratio of 2.1, which gives a maximum gross floor area of 56,658 square metres and an estimated yield of about 560 homes, a figure that rests on the HDB estimate and may vary. The parcel faces Woodlands Drive 17 and sits close to Woodlands Avenue 12, on the southern side of the town rather than in its retail centre.

20 January 2026: the Clovelle of Woodlands land is awarded

The award followed within a week, on 20 January 2026. From that date the parcel belonged to Sim Lian Group for development, and the pre-launch period began. The tender was held before the Executive Condominium rule change, so the parcel carries a five-year minimum occupation period from TOP and privatisation at ten years, as set out on the project details page.

What comes next for Clovelle of Woodlands

The developer will publish unit types, sizes, layouts, pricing and the completion date as each is released, and the site carries them the day they are issued. Until then, the address itself is the fixed point. Woodlands South MRT (TE3) on the Thomson-East Coast Line is about 490 metres from the parcel, and trains run south through Orchard and on to Marina Bay without a change. Vista Point, about 630 metres away, covers everyday shopping, ACE The Place Community Club is about 600 metres away, and Woodlands Healing Garden about 440 metres. Woodgrove Secondary School is about 260 metres from the parcel and Innova Primary School about 820 metres. Woodlands Health Campus, the integrated hospital campus that opened in phases from 2023, adds a major health facility to the neighbourhood. The location page maps each of them.
