The Canberra Drive EC land tender has prompted a run of questions from visitors following Clovelle of Woodlands. Some readers wanted the basic facts, others wanted to know whether the result touches their own plans. The most common queries are grouped below, with answers drawn from reporting by Stacked Homes and The Straits Times and from the project pages on this site.
The tender for a 99-year leasehold executive condominium site in the Canberra and Sembawang area closed on 1 October 2026 and attracted 13 bids. A consortium led by Santarli Realty, partnering Heeton Holdings and Kay Lim, placed the top offer of $163.9 million, which works out to roughly $825 psf per plot ratio. The runner-up bid was $159.4 million, or about $803 psf ppr. Both outlets called the winning rate a record for EC land. The parcel is expected to produce around 185 homes, and it is the first EC site released since the scheme changes announced in May 2026.
Yes. Sim Lian Group, which is developing Clovelle of Woodlands, submitted the lowest of the 13 offers, at about $361 psf ppr according to the reports. Bids reflect each company's internal view of costs, timing and existing pipeline, and developers rarely explain them publicly, so it is wise to be cautious about reading a strategy into one figure. What can be said is that Sim Lian already has an EC under way in Woodlands, on the second Woodlands Drive 17 parcel.
Not directly. Clovelle's land was awarded in an earlier tender, and its pricing will be set by the developer when sales open, not by another site's land bid. The Canberra result is useful mainly as a gauge of how keen developers remain on EC land in the north. It is not a forecast of launch prices for either project, and no launch figure has been confirmed for the Canberra plot.
For reference, Clovelle of Woodlands is a 99-year leasehold EC in the Woodlands South subzone of District 25, with an estimated yield of about 560 homes. Woodlands South station on the Thomson-East Coast Line, code TE3, is roughly 490 metres away. The Clovelle of Woodlands location guide details the rail, school and Causeway connections around the site.
Treat it as background. Eligibility, loan limits and occupation rules are what decide whether an EC is right for a household, and those should be checked with HDB and your bank rather than inferred from a land tender. Once that groundwork is done, comparing projects on location, unit mix and completion timing tends to be more useful than tracking land rates. It also helps to visit the neighbourhood at different times of day, walk the route to the station, and note which schools and clinics are within easy reach, since those everyday details shape how a home feels long after any headline fades. Clovelle is currently in its registration phase, and the Clovelle of Woodlands homepage lists what has been released so far.
