Four Numbers Behind August's 153

One figure leads this month's developer-sales report: 92.9%. That is how much lower August 2026 stood against August 2025, according to URA data reported by EdgeProp Singapore on 15 September 2026. Four numbers explain the picture.

1. 92.9%: Why Clovelle of Woodlands Readers Hear About a Year-on-Year Gap

EdgeProp Singapore reported 2,142 new private homes sold by developers in August 2025 and 153 in August 2026, excluding executive condominiums (ECs). The second figure is 92.9% below the first. A calendar detail sits behind it: the lunar seventh month began on 23 August in 2025 and on 13 August in 2026, an earlier start that Realion's Christine Sun, quoted by EdgeProp Singapore, tied to the larger year-on-year drop.

2. 731: The July Figure Behind the Clovelle of Woodlands Headlines

EdgeProp Singapore gave July 2026 as 731 sales, so August was 79.1% lower on the month. It also noted that no new project launched in August. One analyst called it the lowest monthly volume excluding ECs since February 2024, as reported by EdgeProp Singapore, and SRI's Mohan Sandrasegeran used the phrase "temporary breather".

3. 153: Where the August Sales Fell, and Where Clovelle of Woodlands Stands

The 153 breaks down, per EdgeProp Singapore, into 72 in the Rest of Central Region (47%), 57 in the Outside Central Region (36%) and 24 in the Core Central Region (16%). Counting ECs, EdgeProp Singapore gave 171 for the month. Clovelle of Woodlands belongs to the EC category, so it sits outside the 153 altogether. The project is a 99-year leasehold on Woodlands Drive 17 in District 25, about 490 m from Woodlands South MRT (TE3), by Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd (Sim Lian Group).

4. 157: The Unsold EC Count Beside Clovelle of Woodlands

EdgeProp Singapore quoted ERA's Marcus Chu on one EC-specific number: only 157 EC units were unsold at the end of August. For Clovelle of Woodlands, the project facts are simpler. It is the second Woodlands Drive 17 parcel, with about 560 homes by the HDB's estimated yield (the actual number may vary). The tender closed on 13 January 2026 and the land was awarded on 20 January 2026 at S$484,000,000. Details such as the unit mix and pricing will be published as the developer releases them.

A word on reading the four numbers together. The first three come from the same URA release and the same outlet, so they fit one picture: a month with no new launch, a seventh month that began earlier than a year before, and a total that fell on both comparisons. The fourth number comes from a separate quote about ECs and speaks to the segment, not to one site. Clovelle of Woodlands is in pre-launch, so its own numbers, including the unit mix and launch pricing, will be published as the developer releases them.
