Why the executive condominium process compresses everything

Units are allocated by ballot, with a priority allocation reserved for first-timer households, and the sequence from price release to booking day is short — often a matter of days. There is no practical way to arrange an HDB eligibility assessment, obtain bank approval, review floor plans and choose a stack inside that window. Everything that determines whether you can transact has to be settled before it opens.

What to have ready

• An In-Principle Approval from a bank, sized against the 30% Mortgage Servicing Ratio rather than the 55% Total Debt Servicing Ratio. Run the number on the affordability calculator first so the conversation with the banker starts in the right place.
• Your cash and CPF position. At least 5% of the price must be paid in cash on booking, and CPF cannot cover it.
• A shortlist. Unit types from the floor plans and stacks from the elevation chart, so you arrive choosing rather than browsing.

What happens on the day

You will see the showflat units, the site model, the facilities layout and the price list for the units released in that phase.
