Stacked Homes reported on 6 October 2026 on research from a property consultancy that tracks the nine flagship zones of the Johor-Singapore Special Economic Zone (JS-SEZ). According to Stacked Homes, residential property in those zones recorded yearly price growth of 7% to 9%, against 2% to 4% across the whole of Johor over the same period. For Singapore buyers who follow the cross-border market, the report is a reminder that Johor is read zone by zone and not as a single block, and the figures below are quoted as Stacked Homes cited them.
The same research, as cited by Stacked Homes, put average rental yields in the flagship zones at about 6% to 8%, against 5% to 6% statewide, and tied the gap to demand for corporate housing. The nine zones are the Johor Bahru waterfront, Iskandar Puteri, Tanjung Pelepas, Tanjung Langsat, Senai-Skudai, Kulai-Sedenak, Desaru-Penawar, Forest City and Pengerang.
Transport timing frames the story. Stacked Homes noted that the Johor Bahru-Singapore RTS Link, running from Woodlands North to Bukit Chagar, has been delayed to February 2027. The consultancy described a new asset class of specialised corporate rentals: master-planned mixed-use developments completed within the 10 years before the report, clustered 1 to 3 km from the RTS terminus at Bukit Chagar and JB Sentral, the JB CIQ, the JB city centre or the Medini and Iskandar Puteri employment nodes, with purpose-built one- to three-bedroom layouts, professional management and strong security.
Stacked Homes also set out a caveat. Johor plans to add 115,000 homes by 2030, yet about 9,972 units were unsold in 1H2026, more than double the unsold stock in Kuala Lumpur. A chief executive of a Malaysian property platform told investors, as reported by Stacked Homes, that growth will differ by area because supply varies, and advised caution. The consultancy argued that RTS-corridor and CIQ-catchment sub-markets are decoupled from the generic high-rise serviced-apartment oversupply.
Buyers reading the Johor report from a Singapore base can set it beside the facts of Clovelle of Woodlands, an Executive Condominium on a 99-year leasehold at Woodlands Drive 17, District 25 (Woodlands South subzone), about 490 m from Woodlands South MRT (TE3). Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd are the developers of about 560 homes, a figure based on the HDB estimated yield, and the site was tendered before the EC rule change, with a five-year minimum occupation period and privatisation at ten years. Land was awarded on 20 January 2026. The location page covers the Woodlands South surroundings.
Questions about eligibility, the e-brochure or floor plans go to the Sales Concierge through the contact page, and materials will be published as the developer releases them.
