Behind every headline mortgage rate sits a set of exit terms, and a Stacked Homes article of 8 October 2026, contributed by a mortgage advisory, gave them unusual prominence. The piece, with data to 28 September 2026, listed a redemption penalty of 1.50% of the amount prepaid as a standard feature of lock-in packages, alongside conversion and prepayment rules that differ from lender to lender.
Four terms stood out in the Stacked Homes report. Repaying early during a lock-in period triggers the 1.50% redemption penalty on the sum prepaid. Some packages allow a free conversion to another package after 12 months, and some banks permit partial prepayment without a penalty. Once the lock-in ends, the rate can reset to SORA plus a high spread, Stacked Homes cautioned. The report also noted that the lowest advertised rates often depend on larger loans, leaving borrowers with smaller loans on higher tiers. Taken together, the terms decide how much room a borrower has to switch packages if pricing moves after the loan is signed.
Stacked Homes attributed the firmer pricing to a US Federal Reserve rate hike in September 2026, with one more projected before the end of 2026, and to banks building expected hikes into their packages. Locally, Stacked Homes put three-month compounded SORA at about 1.23% with the one-month rate above it, a configuration that usually signals upward pressure on floating rates. Because the Monetary Authority of Singapore manages the currency rather than interest rates, SORA tends to follow US moves with a lag, the article said.
They shortened their commitments. Stacked Homes reported that 59% of borrowers took a two-year fixed rate in September 2026, against 23% in January, while the three-year share fell from 44% to 22%. Quoted two-year fixed rates ran from about 1.50% to 1.80% for larger loans and about 1.80% to 2.00% for smaller ones at the time of the report, according to Stacked Homes, and five-year fixed packages for HDB owners reached about 2.08%, up from about 1.78% in the opening four months of 2026. Floating packages, pegged to SORA or a board rate, sat at about 1.40% to 1.60% in the same Stacked Homes table.
