When a big private condo appears on the horizon, buyers naturally start comparing it with what else is available. Thomson Reserve, reported by Stacked Homes on 28 September 2026, is a good example, and it helps to understand how the ground rules differ between a private condo and an Executive Condominium.
Thomson Reserve will stand on Bright Hill Drive in District 20, near Upper Thomson MRT on the Thomson-East Coast Line. It offers 1,268 units on a 99-year lease, arranged in six towers of 30 and 21 storeys. UOL Group, Singapore Land and CapitaLand Development paid $810 million for the former Thomson View site through a collective sale, about $1,178 psf. Homes span 592 to 1,808 sq ft, mostly two-bedroom, and are split into a Classic Collection of 740 and a Luxury Collection of 528. Stacked Homes expects a launch in the fourth quarter of 2026, and reminds readers that a lower land cost does not guarantee lower launch prices.
A private condo is open to a wide pool of buyers, subject to the usual property purchase rules. An EC is different in kind. It is intended for eligible households, and in its early years it is sold to first-timers. That eligibility gate is the biggest practical difference, and it decides whether an EC is even on the table for you before price enters the conversation.
ECs carry a minimum occupation period before they can be sold freely and become fully private. A private condo has no such built-in stage. For a buyer, that means the two products suit different plans: one asks you to commit to living in the home for a stretch, the other is generally more flexible from day one. Check the current rules directly with the authorities before you rely on any summary, including this one.
Even if you are set on an EC, a large private launch shows how developers are framing their offerings and how buyers respond. It is context, not a benchmark to copy, and Stacked Homes is right to warn against reading a land price as a forecast of what buyers will be asked to pay.
Clovelle of Woodlands EC is a Sim Lian project in Woodlands, District 25. It is a 99-year leasehold EC with about 560 homes, and Woodlands South MRT (TE3) is around 490m away. The project is currently in its registration phase. Since TE3 belongs to the same Thomson-East Coast Line as Upper Thomson, the location page is a useful read for anyone who values that rail link.
Rather than asking which product is better, ask which set of rules matches your situation. Begin with eligibility: can your household buy an EC at all? If yes, consider how long you are prepared to live in the home before the occupation period ends. If no, a private condo such as Thomson Reserve is the natural reference point, with its own considerations around budget, financing and unit choice.
Next, think about size and layout. With most Thomson Reserve units being two-bedroom and a range that starts at 592 sq ft, that project speaks to a certain kind of buyer. Families who want more bedrooms or a different mix will look at what other developments offer. The point is not to rank the projects, only to match each one to a real need.
Lastly, be wary of shortcuts. A land price, a tower count or a collection name tells you something about a project, but none of them replace the actual price list and the actual eligibility check. Take your time, read the official guidance, and make decisions when the facts are on the table.
